What Makes Woodland Heights Different

Woodland Heights sits just north of downtown, and it is one of the older parts of Springfield. Big shade trees, brick streets in places, homes built long before anyone owned two cars, and driveways that were poured or paved narrow because that is all anyone needed back then.

I run the crew at Springfield Asphalt Contractors, and this neighborhood keeps us busy for a simple reason. Old pavement plus old trees plus Missouri weather adds up to cracked, lifted and worn out driveways. The good news is that most of it can be repaired or resurfaced instead of torn out.

Tree roots are the big one. The maples and oaks that make this neighborhood beautiful also run their roots straight under driveways and push slabs up from below. You end up with a raised edge, a crack across the middle, or a low spot that holds water after every rain.

Age is the second one. A lot of drives here are original, or were patched decades ago with whatever material was cheap that year. Those patches shrink at a different rate than the surface around them and open right back up.

How long does an asphalt driveway last?
Fifteen to twenty years is normal when it was built right and sealed on schedule. Skip the maintenance and you can lose half of that.
Is asphalt or concrete better here?
Asphalt costs less up front, handles ground movement better and is easy to repair, which suits older streets with tree roots. Concrete lasts longer and looks crisp. We install both and will tell you which fits your property.
How often should I sealcoat?
Every two to three years for most driveways in Springfield. New asphalt should cure six months to a year before its first coat.
Can you pave over my old driveway?
If the base is still solid, yes, and it saves money. If the ground underneath is soft or holding water, an overlay will crack in the same spots, so we would not recommend it.
