Ozarks summers push surface temperatures well past what asphalt was designed to sit in, and the sun slowly oxidizes the top layer until it goes from black to gray and loses its flexibility. Then winter arrives. Every crack that opened up during the dry months fills with water, that water freezes, and the ice pries the crack a little wider. Repeat that cycle across a few Springfield winters with nothing protecting the surface and you stop needing sealcoating and start needing paving.
A seal coat is a barrier over the top of all that. It sheds water instead of letting it soak in, blocks UV from drying the surface out, and resists the oil and fuel drips that soften asphalt from above. It also puts the deep black finish back, which is the part clients notice first.
Most residential driveways in the Springfield area want a fresh coat every two to three years. Commercial lots with real traffic across them, especially retail and church properties along corridors like Battlefield Road, Glenstone Avenue and Kearney Street, often benefit from a shorter cycle. Brand new asphalt is the exception. It needs six months to a year to cure before its first seal.

Most of the difference between a seal job that lasts and one that peels off by spring happens before any sealer comes off the truck. Sealer does not bond to dust, to oil, or to a crack full of water. Every job we run includes the prep that makes it stick: Blow and sweep the entire surface clean, edge to edge Scrub and prime oil and fuel spots so the coating can bond to them Clean out and hot fill every crack wider than a pencil Cut back the grass and dirt that has crept over the edges Apply commercial grade sealer at the correct spread rate Block the area and let it cure fully before traffic returns Skipping the crack filling is the single most common reason a cheap seal job fails early. Sealer is a coating, not a filler, and a crack left open is exactly where the next winter starts its work.

If your surface is alligatored across a large area, the problem is underneath and sealing over the top only hides it for a season. In that situation we will tell you on the estimate and quote the repair or the repave instead, in writing, so you have something to take to an owner or a board.
